Frimley Home Extension

Viewscape Construction was recently contacted by a homeowner in Frimley, Surrey, who was looking to renovate their home by expanding their space downstairs further.

They currently had two rear conservatories, so they were looking to remove these and replace them with a bigger L-shaped extension to enhance the functionality of the space they had.

Project Overview

Our clients were looking to extend the space they had in their home, with the aim of creating an open-plan kitchen and dining room, as well as adding a new utility room and another bedroom with an ensuite.

They faced the challenge of removing two rear conservatories in order to be able to build the extension they were after.

What We Did

Site Visit

As with any project, the first step following the client's enquiry was to complete a site survey. We arranged a convenient date and time to visit the property, where we were able to assess the current conservatories and the space available.

During this visit, we also sat down with the clients to further discuss what they were looking for and why they were wanting to change what they had. We find it vital to understand the desires behind the project as these set us on a design path that ensures we create what the clients are looking for.

At this stage, we provided a rough quote and also discussed planning permission and potential limitations.

Planning and Designs

Following our site visit, we were able to get on with creating initial designs for the new extension.

With everyone happy with the proposed designs and quotes, we applied for planning permission from the local authority.

While we waited for planning permission approval, we created a time frame and action plan for the project so everyone knew what was being done and when it needed to be completed. This enables us to keep an eye on progress and ensure we hit deadlines and time frames.

We communicated this plan with the client so they knew what would be done and when too.

Construction

Once we received approval from the planning department, we were able to get on with the work.

Of course, this started with the dismantling of the two existing conservatories. We also disposed of all the materials, ensuring they were handled responsibly and compliantly, recycling as much as possible.

With the old conservatories out of the way, we set about creating the foundations for the new L-shaped extension. Once trenches were dug, pipes laid the walls started to be built.

From there, work progressed well as we continued to build the exterior side walls and create the floor before knocking down the current rear exterior wall.

As the back wall was knocked down, we fitted a new lintel frame to support the opening.

After that key stage was complete, momentum kept up as we erected the timber frame of the extension, and the space started to take shape.

Decoration And Finishing Touches

Once all the structural elements were in place, including a large bi-folding door leading to the garden, we were able to plaster the walls and complete the final phase - decorating and final touches.

This was done bit by bit as the extension was being turned into several separate areas.

We started with the larger area of the open-plan kitchen and dining room.

This included fitting the kitchen units and appliances and a large island in the middle.

We also fitted flooring and lighting throughout the space.

We then moved on to completing similar tasks in the utility room, fitting appliances, adding a worktop and painting the walls.

The team finished in the snug/bedroom, where we painted the walls, laid flooring and fitted lighting. Within the space we set space aside for an ensuite bathroom, which will be added later.

The End Result

The result of this project is a luxurious open-plan kitchen and dining room that allows plenty of space for cooking, socialising and relaxing. The combination of a large roof lantern and the bi-fold doors creates a light and airy space.

With utility appliances tucked away in the new utility space, the kitchen and dining room are quiet and tidy. The utility room has enough storage to hold everything needed to run a household and keep it clean.

The snug/bedroom area is a quiet and comfortable space designed to offer the perfect place to relax away from the hustle and bustle of the kitchen. Within this space, there are also the foundations of an ensuite to be added, further enhancing the usability and convenience of the room.

The new layout optimises the space available and functionality, providing a place for relaxing, cooking and eating without feeling cramped. Plus, the large bi-fold doors offer views of the garden and a seamless transition between the outdoors and indoors.

We left the client extremely happy with their new space and excited to integrate it into their daily living.
