The team at Viewscape Construction were recently contacted by homeowners in Talbot Woods about a large home renovation project they were undertaking.
The homeowners wanted to remove the existing conservatory and balcony to replace them with a new orangery, balcony and parapet for a more cohesive look and functional space. In addition, they wanted to renovate their kitchen to embrace the open-plan fashion and create a more luxurious feel.
With over 30 years of construction experience in the local area, we knew how to tackle this project, and our reputation for quality caught the attention of the homeowners.
Project Overview
With the aim of improving the aesthetic appeal of the space, as well as the functionality, the clients were looking for a timber-framed orangery that would extend from the kitchen to create a new open-plan kitchen/diner and create a space for a new utility room.
While getting rid of the existing balcony, they didn’t want to lose the ability to view their local landscape, so we were also asked to build a new balcony and a visually appealing parapet.
What We Did To Achieve This
The project was completed in six phases.
Phase One
The process started with our team visiting the home to assess what they currently had in place and get a better understanding of what the clients were looking for from this project.
From here, we were able to draw up some concept designs and share them with the client for approval. Once everyone was happy with the work proposed, we were able to book a convenient date for the work to begin.
Phase Two
When we arrived on site, the first stage was for the team to remove the existing conservatory and balcony.
Phase Three
Once all the exciting structures had come down, we set about removing the wall between the kitchen and what will be the new orangery. This was done in several stages:
- Installing temporary supports to stabilise the wall throughout knocking it down.
- Fit steel beams and columns to meet the structural engineering specifications and support the upper floor and new balcony.
- Removal of the temporary support structures once the permanent ones were in place.
Phase Four
Now that all parts that needed to be removed had been taken down and disposed of responsibly, we were able to get on with the construction.
This phase was further broken down into stages to ensure the process was done to our high standards and within timeframes.
- Laying foundations and base work:
- Laying new foundations for the new structure.
- Constructing a solid concrete base with appropriate insulation for Building Regulation compliance.
- Build timber frame construction and external detailing
- Place the bespoke timber frame, ensuring the alignment with the original house’s architectural style.
- Install the glazing for natural light while maintaining energy efficiency.
- Build the brick walls.
- Constructing the cornice detailed parapet
- Built the parapet wall with the decorative cornice to blend the new structure with the original structure for a comprehensive look.
- Fit water drainage solutions such as parapet gutters.
Phase Five
With the new orangery structure in place, we moved on to installing the new balcony. This started with the structural framework, balustrades and railings and installing the weatherproof coating.
We then added the flat roof system on the orangery that would support the balcony. This included adding waterproof and drainage solutions to prevent leaks into the new space.
Phase Six
The final phase moved on to the interior decorating and completing final checks. This included:
- Insulating and plastering the orangery walls.
- Fitting the new kitchen with solid, hand-painted wood with stone worktops and the faux mantlepiece over the range cooker.
- Installing the utility room, including appliances, storage and shelving.
- Conducting structural inspections to check all the work meets Building Regulation compliance and our high standards.
- Obtaining competition certificates where relevant and handing them over to our clients.
The End Result
The result of this work is a bespoke orangery that seamlessly blends with the kitchen and dining room to create an open and relaxed space.
The additional and open space also enhanced functionality as we also created a separate utility room.
Thanks to the new kitchen within the new layout, the space is now open, light and social, and the hand-painted wood doors and stone worktops create a luxurious feel.
Finally, the new orangery, parapet and balcony enhance the home’s exterior while maintaining its character, an objective of the project from the beginning.
We left the clients extremely happy with their new space.
